RentCafe Resident is the app residents use to deal with their building without phone calls during office hours. Rent payments take three steps and accept several payment methods, and monthly automatic payments can be set up so a late fee never arrives because a date slipped your mind. Shared households are handled properly: rent, utilities and other costs can be split between roommates through those same automatic payments, which removes the monthly conversation about who owes what. Maintenance requests carry photos and voice memos, which matters more than it sounds. A photograph of the leaking joint under the sink communicates in one second what a written description struggles with, and it means the person who arrives brings the right part. Requests can then be tracked, so you know whether something is scheduled or forgotten. Shared amenities such as the clubhouse, meeting rooms and pool area can be reserved in a few taps rather than through a paper sign-up sheet by the lift. Parcel deliveries and collections are logged in the app, so you know whether something is waiting at the desk. Lease renewals can be signed and completed here as well. Available features vary between communities, since each property decides which parts of the system it uses.
